Did you know that developers are targeting our residential neighborhoods and replacing single-family homes with multi-unit rentals?
This shift is due to the fact that San Diego has eliminated parking requirements and waived fees for developers (up to $12,000 PER UNIT) when they build rental units/Accessory Dwelling Units (ADU’s) on single-family lots. This will undoubtedly lead to less high-density growth along main transit corridors, such as El Cajon Blvd, where it is much needed and welcomed! It also means we taxpayers are left holding the bag for needed infrastructure to support high density in single-family neighborhoods.
The City of San Diego is now allowing for:
- 2- or 3-STORY backyard apartment buildings (imagine a 4-unit rental building behind every other house in your neighborhood as a possibility)
- ZERO setbacks on the side and rear yards
- NO limit on Bonus ADUs per lot
- NO parking required
- Front yards can be replaced with parking lots
- Green urban canopy replaced with concrete
- Developers are financially incentivized to build AWAY from main transit corridors and IN residential neighborhoods INSTEAD of along main transit corridors, such as El Cajon Boulevard.
- Taxpayers pay for needed infrastructure
Studies confirm that such state-ordered up zoning encourages speculation and drives up land costs. This could make future homeownership virtually impossible for first time or even move up home buyers. We have more than enough underutilized land on our main transit boulevards to meet our housing needs. We must not destroy our single-family neighborhoods and price out first-time home buyers.

If you know me, you know I am all for progression. Unfortunately, it seems our City leaders have gone haywire and waived many ordinances that were once in place to protect the integrity and the faces of our diverse neighborhoods. Each San Diego community has something special to offer, but with this new practice that we are starting to see emerge in real time, I fear the communities we have lovingly cared for, nurtured, and reimagined might be a thing of the past if we don’t take action against this now.
