When I first visited this home to discuss the possibility of representing the sellers, I walked through it to make a list of what I would recommend be done in order to get the maximum value out if it. To be honest, it was a sad sight. The home itself had so much to offer, but the incredible courtyard space and backyard had been left to the whims of the weather, overgrown, dead in many areas, and was mostly serving as a storage area. The interior walls had cracks in many areas due to foundation upgrades that had been performed 10 years prior and had never been patched. The bathroom vanity countertop was cracked in half, curtains closed everywhere blocking the beautiful natural sunlight the space was thirsty for, several broken hinges at the kitchen cabinets leaving the doors half hung in disrepair, broken light fixtures in the bathroom, the list goes on.
My clients were receptive to my suggestions and we put a plan in place. I assisted with selecting paint colors for the interior, as well as a replacement vanity for the bathroom, which provided an opportunity to install a dual sink vanity rather than the previously installed single sink – a must have in a modern day renovation of a large main bathroom. I put my clients in contact with a gardener, handyman, painter, plumber and junk hauler, for starters, to get the property ready. I then assisted them by arranging for housekeeping to conduct a super deep clean, window washer, stager to show the functionality of the floorpan, and even brought in a few of my own staging items to enhance the exterior spaces. After a grueling two weeks, we were ready for the professional photographs, and boy, did the house shine!
By going the extra mile, my clients received several offers. Yes, even in this market, multiple offers were received.
