Below is a list of the more commonly sought after (although not commonly found in these historic neighborhoods) features most buyers are looking for:
- Hardwood floors – If you currently have carpet covering those wood floors, or are considering replacing your floors, these neighborhoods demand gleaming hardwood. While some homes can showcase a more modern look, most lend themselves to the charm of yesteryear with a more classic material and finish. Whatever you do, make sure the flooring is consistent. It is challenging to sell a home with several different flooring finishes in each room.
- Open, eat-in kitchen -Itās no secret that Kitchens really make an impact. Although not all buyers are looking for that ultra-modern open concept, most do look for an entertaining-friendly space. Galley kitchens can often be opened up to create that space, even if only a little. The more the kitchen can interact with the dining room or family room, the better.
- Light and bright – People LOVE light! Even if a home does not get a lot of direct sun exposure, paint can have a huge impact. Choose lighter paint colors, windows coverings, etc. to maximize the brightness factor.
- En suite master bathroom – This is one of the things that is often missing in our Kensington and Talmadge homes. If ever you have considered a major project such as adding a bathroom to your home, an en suite master bathroom (with dual sinks) is a sure winner that will set your home apart from most others!
- Energy efficient windows ā Itās no secret that energy costs are going up. Although many love the vintage look of the original windows, they are terrible for energy consumption due to the fact that they are single paned, and often donāt close or open properly. Wood clad windows would be my first suggestion as the values in these neighborhoods can support the cost and your buyer will appreciate that you went the extra mile with regards to quality.
