If you are a buyer or a seller of real estate today, you have probably heard the drill…however if you have been sitting on the sidelines, waiting to jump in, you may not be aware of the incredibly competitive environment buyers are currently finding themselves in. Great news for sellers this year, but how about as a buyer?
If you are looking to buy real estate today, it is paramount that you work with an experienced professional real estate agent – one that knows the tools of the trade, has strong contractual knowledge, has proven negotiation strategies and relationships in the industry that can help pull your offer to the top of the pile because there will be a pile.
As I represent both buyers and sellers in real estate, I get to see how other agents are crafting offers and I can tell you that not all of them are created equal. A really good agent will:
- Provide market data to you before you write the offer so you are educated with the pricing and value trends of today (not 90 days ago) and help review future exit strategies if you should need to sell sooner than anticipated.
- Give you suggestions and options, depending on your threshold for risk, so you can make the strongest offer within your ability.
- ACT QUICKLY – if you see a property hit the market on Monday, you probably need to see it Monday or Tuesday if you want to have an opportunity to be considered as a buyer…no waiting until the weekend.
- COMMUNICATE – both with you AND the agent representing the seller. Your agent should be contacting the listing agent before writing the offer (find out if the seller has any needs to take into consideration such as timing to vacate), as they are writing the offer (to inform the other agent the offer coming in) and after the offer is submitted to be sure the other agent received it as well as to be available to answer any questions about the offer.
